1. Scope

Sumner.homes provides information about housing and real estate opportunities in Sumner County, Tennessee, for buyers, people interested in rent-to-own arrangements, homeowners, investors, and real estate agents. We are not real estate agents or brokers. Reading this policy or using the site does not establish brokerage representation, a housing application, a lending relationship, or an investment agreement.

This policy covers the website. It does not describe independent information practices of property owners, agents, investors, lenders, or other businesses, or imply that this site provides screening, credit approval, or transaction services. A future transaction or service may require additional disclosures and agreements.

2. Information handled

Website requests and technical information

Cloudflare and the Hostinger-hosted server process technical information when you visit. Depending on the request and provider configuration, this may include your IP address, request date and time, requested URL and query string, referring page, browser and device information, response status, and security or diagnostic events. Approximate location may be inferred from an IP address. We do not request device permission for precise location.

Requested addresses and query strings can appear in technical logs. Do not put personal, financial, or confidential information in a website address.

Inquiries and accounts

No online inquiry form, registration, document upload, payment, newsletter signup, or credit-check integration is currently enabled. There is no website submission database or inbox connection collecting answers from visitors. The current website does not obtain browser autofill information or store inquiry answers in local storage or session storage.

If online inquiries or other collection features are added, the information requested, purposes, recipients, retention practices, and communication choices will be disclosed before collection begins. Publishing informational pages does not authorize undisclosed lead collection.

3. Uses and disclosures

Technical information supports website delivery, security, abuse prevention, troubleshooting, and service reliability. Our infrastructure providers are Cloudflare for network delivery and security and a Hostinger-hosted server for hosting. They may process technical information to perform their functions and may have their own obligations for processing for which they are independently responsible.

The website does not send visitor inquiry details to a CRM, email service, property owner, lender, investor, agent, or shared opportunity list because no online inquiries are collected. Visiting a page does not enroll you in our network or give permission to circulate your information.

If an introduction or collaboration later involves personal information, the applicable recipient, purpose, authorization, and any legally required consent must be addressed before sharing. Professionals must have appropriate authorization before disclosing client information.

Information actually held may be disclosed when legally required or where permitted and reasonably necessary to address fraud, security incidents, legal claims, or protection of rights. This does not mean that the website collects information through inactive inquiry features.

4. Cookies, advertising, and choices

No advertising pixels, third-party analytics scripts, embedded social widgets, or marketing-cookie tools have been added to this website. Website code does not store inquiry information in local storage or session storage. Infrastructure providers may use cookies or similar mechanisms for security, abuse prevention, or service delivery, depending on the request and configuration.

We do not use this website to sell personal information, conduct cross-site targeted advertising, or perform automated profiling that makes housing, credit, or investment eligibility decisions. This statement describes our website use, not every independent activity of our infrastructure providers.

You can manage cookies and stored site data through your browser. Blocking essential functions may affect the site. There is currently no advertising-sale or targeted-advertising process to opt out of and no dedicated consent-management response to Do Not Track or Global Privacy Control signals. Applicable opt-out and signal requirements must be addressed if processing changes.

Visiting this website does not authorize marketing email, automated texts, or prerecorded calls. No such communications are initiated by using the current site.

5. Retention and security

There is no inquiry-submission retention period because the website does not collect submissions. Technical records may remain in hosting, security, diagnostic, or backup systems according to provider settings, operational requirements, and applicable legal obligations. Specific log and backup retention periods have not been verified for publication; no fixed deletion deadline is represented here.

HTTPS protects website traffic in transit. No internet service can be guaranteed secure. This policy does not claim unverified encryption at rest, certifications, or particular organizational controls. Any future collection system must be evaluated for appropriate safeguards, access restrictions, retention, deletion, validation, and abuse protection before use.

Security incidents involving information actually held must be assessed under applicable law, including Tennessee breach-notification requirements where they apply. A privacy notice is not a substitute for required security or incident-response measures.

6. Tennessee residents and privacy rights

The Tennessee Information Protection Act (TIPA), Tenn. Code Ann. § 47-18-3301 et seq., took effect July 1, 2025. It does not automatically apply to every Tennessee business or website. Coverage depends on revenue, consumer-data volumes, processing activities, context, exemptions, and other statutory requirements. This policy does not represent a determination that Sumner Homes meets those requirements.

Generally, Tennessee Attorney General guidance describes covered businesses as targeting Tennessee residents, exceeding $25 million in annual revenue, and either processing personal information of at least 175,000 Tennessee consumers during a calendar year, or processing at least 25,000 Tennessee consumers and deriving more than 50% of gross revenue from selling personal information. Exceptions apply. Covered personal consumer activity is distinct from commercial or employment contexts.

Where the law applies to the business, information, and request, eligible Tennessee consumers may have rights to:

  • Confirm processing and access personal information.
  • Correct inaccuracies, considering the nature and purpose of processing.
  • Request deletion, subject to applicable exceptions.
  • Obtain a portable copy of qualifying information.
  • Opt out of personal-information sales, targeted advertising, and qualifying profiling with legal or similarly significant effects.
  • Appeal a refusal to act on a qualifying request, without unlawful discrimination for exercising rights.

These descriptions do not mean that the website performs activities subject to an opt-out or that all listed rights apply to every visitor. Other laws may provide additional rights.

7. Requests, appeals, and complaints

A dedicated Sumner Homes privacy email address or online request channel has not yet been published. Online inquiries are unavailable. Do not attempt to send a privacy request or identity documents through a website URL or an inactive feature. A monitored contact and an operational request process remain necessary before online personal-information collection is enabled.

Where TIPA applies, a covered controller must generally respond without undue delay and within 45 days of receipt. One further 45-day extension may be available when reasonably necessary, with notice and reasons within the original period. A refusal must explain the basis and how to appeal. Verification must be reasonable and proportionate; lawful exceptions and authentication requirements may affect a request.

A covered controller must provide a conspicuous, no-cost appeal process similar to the request process. Where TIPA applies, a written appeal decision and explanation are due within 60 days after receipt. A denied appeal must include a way to contact the Tennessee Attorney General. These statements describe conditional legal requirements, not a claim that an unavailable website feature satisfies them.

You may report a suspected violation through the Tennessee Attorney General’s Division of Consumer Affairs complaint process. This is an independent government channel, not the Sumner Homes privacy contact. Information sent to that agency is subject to its rules and may be subject to public-records requirements.

8. Children, sensitive information, and confidentiality

The website is intended for adults considering real estate matters, not children under 13. It does not provide children’s accounts or request children’s identifying information. Do not send children’s names, birth dates, or sensitive household information. Any children’s information found in records actually held must be handled under applicable law.

Do not provide Social Security numbers, identification documents, bank or payment details, credit reports, passwords, medical information, immigration details, or sensitive financial records through this website. No such information is needed to read these pages.

Agents and other professionals should disclose client information only with appropriate authorization. Foreclosure risk, financing constraints, and tenant or household circumstances can be private. The website does not authorize disclosure in breach of confidentiality, contracts, or legal rights.

9. External services, location, and changes

External links lead to independent websites governed by their own operators and notices. A link is not a statement that an external operator is part of Sumner Homes.

The website focuses on Tennessee and uses providers that may process technical information in the United States or other provider locations. We do not represent Tennessee-only storage or unverified international-transfer safeguards.

We may update this policy to reflect changes in the site or applicable requirements. The effective or revision date will appear above. Material changes in collection, purposes, recipients, storage, tracking, or communications will require the disclosures and any consent required by law. Updating this page alone does not authorize an otherwise unlawful new use.

10. Operator and contact availability

Operator: Sumner Homes.
Location: Gallatin, TN.
Website: https://sumner.homes/.

Gallatin, TN identifies the location, not a postal mailing address. A business mailing address and monitored privacy email have not yet been supplied for publication. No contact address has been invented. Online inquiry collection remains unavailable while contact and delivery arrangements are being established.
